To be a successful passive real estate investor, there are a few tips you need to follow:

  • Do your due diligence: If you are referred to a company, do your homework. Find out how successful the investment company is. Do they have references? Ask! Find out what their current and former clients have to say about them before you invest. Look for a track record of success.
  • Research the market: Find out if your local market is ready for growth; see if the current rental properties stay full, and what the rents are. Turnkey investment companies will invest your money in rental properties in order to keep your cash flow coming in each month. If your local market is hot, then your cash flow will be good!
  • Invest your returns: As cash flow comes in, it is important to think about what you want to do with it. Do you want to put it all in the bank or does it make sense to reinvest some of the cash flow? Talk to your turnkey property company for advice.

A turnkey investment property company will handle the paperwork for you. They will purchase the properties and have their own investment system in place. Turnkey companies typically buy in bulk, fix up the properties and have property management and tenants in place already.
